What happens when you take a great commercial construction technique and apply it to the residential market? A new revolution in house construction is seeing quality designer homes delivered to new owners in record time. A modern home near Lake Macquarie is nearing completion after only nine weeks construction and due to be handed over to its delighted owners, ready for their own internal fit out and landscaping. 



Background

Speers Point at the northern end of Lake Macquarie in NSW is the serene location for this large family home, built on newly released land that posed a challenge to its designers. For starters the foundations and entire structure needed to accommodate a site affected by mines subsidence due to years of coal mining in the area.

The team at Greenbuild Constructions (builders) and Panel Homes (precast engineers and designers) took the brief to design the spacious, two-storey home, overseeing its delivery for final fit out within a nine-week period. 
Design

Design is carried out by Panel Homes, a residential precast panel building company that works with builders to build homes like this all over Australia.

Inspired by the lake that it overlooks, the four bedroom, 395m² home is filled with natural light, and encourages the cooling breeze. The home features spacious voids over the entrance foyer and formal dining area, thanks to the grand open spaces made possible by the double height, precast concrete exterior walls. This left the whole interior space to be crafted to meet the needs of the family and their lake view lifestyle.

Concrete panels were used as a retaining wall to manage the back to front slope, providing a split level between the entrance and living areas on the ground floor. A bridge on the upper level inks the bedrooms to separate leisure areas, overlooking the living and outdoor entertaining areas.

Construction

The secret to the speed and quality of construction is in the factory manufactured concrete panels that make up the structural walls. Kain Bliss of Greenbuild Constructions, the home’s builder says, “It is an example of how to provide a quality, durable house in significantly reduced time.”

Developed in house from the design team, computer based shop drawings are provided to the pre-cast factory. The custom panels incorporate doorways, window openings and cast-in fixing points for panel connection brackets and temporary braces. Even the home’s power box was catered for and enabled power to be connected to the site on day one of construction. The accuracy of the factory process means there is no need for modifications during construction.

After leveling the site, the panels were delivered and erected onto custom footing plates within nine hours. The ground floor concrete slab was poured within the existing walls, eliminating the time and cost in setting up and removing formwork.

Five weeks after commencing construction, the walls, roof, windows and exterior doors were in place, interior carpentry and wall lining in progress and rendering of the exterior surface well under way. “This is a far more efficient way of building homes”, said Kain Bliss of Greenbuild Constructions. “We have less waste on site, the walls are all straight and true, and our customers are getting into their quality new home much sooner, which is good for the customer and great for business.” 

 


Energy Efficient and Durable 

The thermal mass properties of concrete, combined with internally insulated walls and roof, means that the energy costs to heat and cool the home will be significantly less than conventional brick veneer homes.  The reinforced concrete walls provide exceptional strength and provide a durable solution to any potential land subsidence issues.
